Purple Vetch Properties, LLC (PVP) is devoted to the convergence of historic preservation, sustainable eco-friendly building practices, and making a difference in the fabric of the communities in which we invest and develop.  We are presently working on two projects in the town of Shelbyville, Indiana, a community of approximately 20,000 people about 30 minutes south of Indianapolis.

In October, 2012, we purchased Shelbyville High Apartments, a 49 unit multifamily property housed in what was once the old Shelbyville High and Junior High School, originally built more than 100 years ago.  We will, over time, conduct major exterior historic preservation work at ‘Old Shelby High’, coupled with extensive infusion of green initiatives and modernization of interior apartment units.

Our work at Old Shelby High paved the way for us to become more familiar with the community at large, which in turn enabled us to forge an inspiring public / private partnership with the City of Shelbyville, thanks to the vision and commitment of  Mayor Tom Debaun, the City Redevelopment Department, the City Council, and the Redevelopment Commission.  This collaboration ultimately provided a powerful framework leading to our acquisition of the Methodist Building in May, 2013, and we anticipate on-going teamwork with our development team and the City with respect to this cornerstone property, as well as other projects that may contribute to the re-vitalization of the downtown Square.

Our development team, lead by PVP founder and principal Mitch Genser, a longtime time investor and attorney, is also compromised of Todd Jersey Architecture, a nationally renowned firm with extensive experience in historic preservation and sustainable initiatives, Shamrock Development, a well respected real estate consulting firm with relevant expertise in the area of tax credits, government funding, and complex commercial financing, and Novogradac, a tax accounting firm known for their expertise in financial modeling and analysis of real estate deals involving tax credits.
